Tasked with the exciting design of a vast 25,000-square-foot multi-use building fronting Interstate 80/35 in Urbandale, Iowa, our team went to work designing a functional and scalable project. Royal Flooring occupies ⅔ of the building while Protein House and Osteostrong are positioned in the remaining space. 

 

With the goal of capturing the attention of the over 100,000 vehicles driving by this site being paramount to the business's success, our team strategically positioned the building closest to the interstate to maximize visibility for the businesses. With the anticipated success of all three businesses on the horizon, our design prioritized growth and scalability, creating a functional and adaptable project. 

 

In just two years, Royal Flooring achieved astounding success, prompting the construction of a mezzanine and the expansion of parking beyond the original 112 stalls. This expansion accommodated the growing demands of the thriving businesses. To optimize the highly-valuable site, we planned the site’s stormwater management to include a combination of below-ground and open storage phased discharge solutions.

 

We take great pride in our contribution to the design of this site, which is now home to three thriving businesses. It is a project that owners, tenants, and customers are proud to call their own.
